Does creating a lease start billing?
A new lease is saved as a draft for checking tenants, rooms, dates, rent, deposit and contract files. Drafts do not establish occupancy or generate invoices. Activation and initial invoice preparation are separate steps. Eligible ordinary leases support initial invoice generation; renewals and backdated periods have manual invoice rules.
Can activated leases overlap for one room?
No. Activation checks that activated leases for the same room do not overlap, including future activated commitments. You can arrange a later non-overlapping rental period.
Should I enter monthly rent or the whole billing-period amount?
Enter the total lease rent for the selected billing cycle. For semiannual collection, enter six months of rent rather than a monthly figure. The form estimates rent, periods and dates with the deposit shown separately. Estimates do not mean money was received or that all past invoices will be generated.
Can co-tenants receive separate rent bills?
Choose whole-lease collection or equal collection while drafting; equal collection needs at least two tenants. Rent and deposit charges become equal integer invoices assigned to tenants, while other charges remain shared. Indivisible remainders accumulate separately, are not added to the last tenant, and have no collection workflow yet. Collection mode is fixed after activation.
Can I upload or generate contracts?
Upload a PDF or supported contract image. Authorized users may append files to draft or active leases; removal is draft-only. Renewal does not copy old attachments. Formal contract generation and electronic signatures are not available.
